How to find a leak in a tile roof?
On the bright side of a leaking tile roof, the leak is usually fairly easy to spot. Broken or cracked tiles, debris build up on the roof valley, and a worn waterproof membrane are the main reasons for a leaking tile roof.
Cracks and broken tiles are easy to spot, even from the ground in some cases. As sturdy as tiled roofing is, they can be quite fragile in the sense of supported weight. If tree branches have fallen onto your roof or someone has walked on them (even animals), then they can break or crack easily.
Debris is easy to spot, as well. The tougher problem to spot is breakdown in the waterproof membrane. We have experience with this issue, so we know what to look for above and below to pinpoint your leak and perform a trusted tile roof repair.
How to repair tile roof leaks?
Essentially, a tile roof repair involves the removal and replacement of the damaged tiles or portion of your roof.
Cracked tiles
For cracked roof tiles, you can choose to either replace the entire tile or repair the crack with a filler/coating that prevents water from seeping in. It depends on the size of the crack, so if you feel like the crack could get worse easily, then don’t take chances and just replace the tile.
Broken tiles
The only option for broken roof tiles is to replace them. We will be able to remove broken tiles with minimal damage to the roof structure and surrounding tiles. We then secure the new tiles in place to prevent future leaks.
Debris
Debris easily builds up with a closed roof valley. Unfortunately, removing the debris isn’t going to stop the leak as damage has been done to the tiles below. You’ll have to remove the debris, then remove the tiles and clean the entire area.
Afterward, you can start putting back the good roof tiles, as long as you didn’t break them during the removal process. Otherwise, install new tiles and consider converting to an open roof valley to prevent future leaks and debris build-up.
How to re-bed and re-point roof tiles?
Re-bedding roof tiles is the process of fixing and replacing the mortar that holds your tiles in place.
After roof tiles are re-bedded, pointing/mortar must be placed on the edges of each tile.
Re-pointing is re-application of mortar, which prevents moisture from infiltrating and creating mould in your tiles or roof.
How to repair ridge capping on roof tiles?
Ridge caps are the first line of defence for your home when it comes to rain, as the rain hits these roof tiles first and trickles down. This means your ridge tiles should absolutely be intact and stable. It’s best to replace any cracked or damaged ridge tiles. Even if the tiles are fine but the bedding and pointing is damaged, they need to be replaced.
How to fix a leaking roof tile valley?
Roof valleys are highly prone to leaks because water gathers there most on its way to your gutters. Debris can easily build up in these roof tile valleys, causing water to dam and leak into your home.
To repair a leak from tile roof valleys, you’ll have to remove all debris and tiles in the affected area. Since water was most likely able to sit behind and under the debris, it is likely to have damaged the bedding and pointing on the surrounding tiles.
Clearing out the debris, removing the tiles, and thoroughly cleaning the area allows you to inspect the extent of the damage and decide whether you need to repair the roof underneath the tiles or just the tiles.
In either scenario, re-bed and re-point the previous undamaged tiles or new ones.
Consider converting to open valleys to prevent future leaks and debris build up.
